Weston MA Homes Sold June 2018

Although we had one less property sell in June 2018 vs. June 2017, all of the other metrics were up. Here are the details:

  • Number of Sold Properties –  23 in 2018 vs. 24 in 2017

  • Total Market Volume – $43,558,250 in 2018 vs. $41,945,900 in 2017

  • Median Price – $1,500,000 in 2018 vs. $1,428,750 in 2017

  • Average Sale Price – $1,893,837 in 2018 vs. $1,747,746 in 2017

In terms of year-to-date sales (through June 30), I could write the exact same thing as I did last month, and so I will 😉…. Our 2018 numbers continue to be up from 2017. And again – as has been the case since March – we’ve lost ground on the percentage differentials. 2018 is still up across the board from 2017 but the gaps are lessening. Here are the specifics:

  • Number of Sold Properties –  90 in 2018 vs. 81 in 2017 – up 11% this year (it was up 18% in last month’s report)

  • Total Market Volume – $176,440,066 in 2018 vs. $128,696,117 in 2017 – up 37% this year (it was up 53% in last month’s report)

  • Median Price – $1,596,500 in 2018 vs. $1,355,000 in 2017 – up 18% this year (it was up 19% in last month’s report)

  • Average Sale Price – $1,960,445 in 2018 vs. $1,588,841 in 2017 – up 23% this year (it was up 30% in last month’s report)

There were two land sales in June 2018 – 295 Glen Road comprising 1.95 acres sold for $1,000,000, and 8 Lawrence Road comprising 1.52 acres sold for $1,360,000.
