Here are the Weston MA Homes Sold November 2018. Similar to the results in October, it was another strong month of sales. And so once again, all of the metrics were up in November 2018 vs. November 2017. Here are the details:

  • Number of Sold Properties – 16 in November 2018 vs. 13 in November 2017

  • Total Market Volume – $31,218,500 in November 2018 vs. $17,817,750 in November 2017

  • Median Price – $1,285,000 in November 2018 vs. $1,049,000 in November 2017

  • Average Sale Price – $1,951,156 in November 2018 vs. $1,370,596 in November 2017

In terms of year-to-date sales (through November 30), because of our strong October and November 2018 results, all of the metrics were up - except for number of sold properties - when compared to those of 2017. Furthermore, given the strong November sales numbers, we see a positive uptick across the board in our percentage differentials since last month. Here are the specifics:

  • Number of Sold Properties – 154 in 2018 vs. 168 in 2017 – down 8% this year (it was down 11% in last month’s report)

  • Total Market Volume – $298,212,966 in 2018 vs. $282,685,992 in 2017 – up 5% this year (it was up 1% in last month’s report)

  • Median Price – $1,562,500 in 2018 vs. $1,392,500 in 2017 – up 12% this year (it was up 10% in last month’s report)

  • Average Sale Price – $1,936,448 in 2018 vs. $1,682,655 in 2017 – up 15% this year (it was up 13% in last month’s report)

There weren't any land sales in November 2018.

Weston MA Homes Sold October 2018

Here are the Weston MA Homes Sold in October 2018. As you’ll see from the report, it was a strong month of sales. And so it’s not a surprise that all of the metrics were up in October 2018 vs. October 2017. But that was not the case last month when the exact opposite happened, and all of the numbers in September 2018 were down vis-a-vis those in September 2017. Here are the details for October 2018 vs. October 2017:

  • Number of Sold Properties – 11 in October 2018 vs. 7 in October 2017

  • Total Market Volume – $27,767,500 in October 2018 vs. $12,086,000 in October 2017

  • Median Price – $1,640,000 in October 2018 vs. $1,500,000 in October 2017

  • Average Sale Price – $2,524,318 in October 2018 vs. $1,726,571 in October 2017

In terms of year-to-date sales (through October 31), because of our strong October 2018 results, all of the metrics were up except for number of sold properties when compared to 2017. The sale of 2 Laxfield for $9,200,000 certainly influenced the figures. Furthermore, given the strong October sales numbers, we see a mostly positive uptick in our percentage differentials since last month. Here are the specifics:

  • Number of Sold Properties – 138 in 2018 vs. 155 in 2017 – down 11% this year (it was down 14% in last month’s report)

  • Total Market Volume – $266,994,466 in 2018 vs. $264,868,242 in 2017 – up 1% this year (it was down 5% in last month’s report)

  • Median Price – $1,580,000 in 2018 vs. $1,435,000 in 2017 – up 10% this year (it was up 11% in last month’s report)

  • Average Sale Price – $1,934,743 in 2018 vs. $1,708,827 in 2017 – up 13% this year (it was up 10% in last month’s report)

There was one land sale in October 2018 - 0 Conant Road (on the corner of Colchester Road) comprising 1.05 acres sold for $726,000.

There was a total shift in September 2018 – one that we haven’t seen all year. We were down – and fairly significantly down – on all counts this September vs. last September. Here are the details:

  • Number of Sold Properties –  8 in September 2018 vs. 19 in September 2017

  • Total Market Volume – $15,100,000 in September 2018 vs. $45,737,500 in September 2017

  • Median Price – $1,149,500 in September 2018 vs. $1,670,000 in September 2017

  • Average Sale Price – $1,887,500 in September 2018 vs. $2,407,237 in September 2017

In terms of year-to-date sales (through September 30), despite the lackluster sales figures in September 2018, half of our metrics were still up this year from last. Specifically, number of sold properties and total market volume were down, but median and average sale prices were up. This is a first for us this year. In August, just the number of properties sold was down. But prior to that – from January through July – all of the metrics were up this year from last. Hmmm…. 🤔  It’s also not a surprise that the percentage differentials are continuing to fall as this has been the trend for most of the year. Here are the specifics:

  • Number of Sold Properties – 127 in 2018 vs. 148 in 2017 – down 14% this year (it was down 8% in last month’s report)

  • Total Market Volume – $239,226,966 in 2018 vs. $252,782,242 in 2017 – down 5% this year (it was up 8% in last month’s report)

  • Median Price – $1,570,000 in 2018 vs. $1,395,000 in 2017 – up 11% this year (it was up 13% in last month’s report)

  • Average Sale Price – $1,883,677 in 2018 vs. $1,604,998 in 2017 – up 10% this year (it was up 17% in last month’s report)

There weren’t any land sales in September 2018.

Weston MA Homes Sold August 2018

The twist that July 2018 brought us has resurfaced once again this month. The number of sold properties was down noticeably in August 2018 as compared to past years. The average number of sold properties in August 2015, 2016 and 2017 was 21. This year we only had 15 properties sell, which had a negative effect on the numbers. All of the metrics – except median price – were down in August 2018 vs. August 2017. Here are the details:

  • Number of Sold Properties –  15 in August 2018 vs. 28 in August 2017

  • Total Market Volume – $25,414,900 in August 2018 vs. $48,379,6252 in August 2017

  • Median Price – $1,655,000 in August 2018 vs. $1,467,500 in August 2017

  • Average Sale Price – $1,694,327 in August 2018 vs. $1,727,8444 in August 2017

In terms of year-to-date sales (through August 31), despite the low number of properties sold in August 2018 and the effects therein, our 2018 numbers were still mostly up from 2017 – just number of properties sold was down. That being said, this is the first time this year that all of our market indicators weren’t up across the board. Hmmm…. And it’s not a surprise that the percentage differentials decreased from those in July; this downward trend in the percentage differentials has been happening for the last six months. Here are the specifics:

  • Number of Sold Properties –  119 in 2018 vs. 129 in 2017 – down 8% this year (it was up 3% in last month’s report)

  • Total Market Volume – $224,126,966 in 2018 vs. $207,044,742 in 2017 – up 8% this year (it was up 25% in last month’s report)

  • Median Price – $1,575,000 in 2018 vs. $1,395,000 in 2017 – up 13% this year (it was up 15% in last month’s report)

  • Average Sale Price – $1,883,420 in 2018 vs. $1,604,998 in 2017 – up 17% this year (it was up 22% in last month’s report)

There were two land sales in August 2018 – 10 Sudbury Road comprising 1.69 acres sold for $675,000 and 11 Briar Lane comprising 1.38 acres sold for $1,250,000.

July 2018 brought us an interesting twist…. The number of sold properties was down significantly this year as compared to past years. The average number of sold properties in July 2015, 2016 and 2017 was 20. This year we only had 14 properties sell, and as you can imagine, this had a negative effect on the numbers. All of the metrics – except average sale price – were down in July 2018 vs. July 2017. Here are the details:

  • Number of Sold Properties –  14 in July 2018 vs. 20 in July 2017

  • Total Market Volume – $22,272,000 in July 2018 vs. $29,969,000 in July 2017

  • Median Price – $1,385,000 in July 2018 vs. $1,460,000 in July 2017

  • Average Sale Price – $1,590,857 in July 2018 vs. $1,498,450 in July 2017

In terms of year-to-date sales (through July 31), despite the low number of properties sold in July 2018 and the effects therein, our 2018 numbers continue to be up from 2017. But again – as has been the case since March – we’ve lost ground on the percentage differentials. And I’ll repeat myself by saying that 2018 is still up across the board from 2017 but the gaps are lessening, especially with the number of sold properties. Here are the specifics:

  • Number of Sold Properties –  104 in 2018 vs. 101 in 2017 – up 3% this year (it was up 11% in last month’s report)

  • Total Market Volume – $198,712,066 in 2018 vs. $158,665,117 in 2017 – up 25% this year (it was up 37% in last month’s report)

  • Median Price – $1,572,500 in 2018 vs. $1,372,000 in 2017 – up 15% this year (it was up 18% in last month’s report)

  • Average Sale Price – $1,910,693 in 2018 vs. $1,570,942 in 2017 – up 22% this year (it was up 23% in last month’s report)

There was one land sale in July 2018 – 20 Young Road comprising 1.89 acres sold for $1,725,000.

Although we had one less property sell in June 2018 vs. June 2017, all of the other metrics were up. Here are the details:

  • Number of Sold Properties –  23 in 2018 vs. 24 in 2017

  • Total Market Volume – $43,558,250 in 2018 vs. $41,945,900 in 2017

  • Median Price – $1,500,000 in 2018 vs. $1,428,750 in 2017

  • Average Sale Price – $1,893,837 in 2018 vs. $1,747,746 in 2017

In terms of year-to-date sales (through June 30), I could write the exact same thing as I did last month, and so I will 😉…. Our 2018 numbers continue to be up from 2017. And again – as has been the case since March – we’ve lost ground on the percentage differentials. 2018 is still up across the board from 2017 but the gaps are lessening. Here are the specifics:

  • Number of Sold Properties –  90 in 2018 vs. 81 in 2017 – up 11% this year (it was up 18% in last month’s report)

  • Total Market Volume – $176,440,066 in 2018 vs. $128,696,117 in 2017 – up 37% this year (it was up 53% in last month’s report)

  • Median Price – $1,596,500 in 2018 vs. $1,355,000 in 2017 – up 18% this year (it was up 19% in last month’s report)

  • Average Sale Price – $1,960,445 in 2018 vs. $1,588,841 in 2017 – up 23% this year (it was up 30% in last month’s report)

There were two land sales in June 2018 – 295 Glen Road comprising 1.95 acres sold for $1,000,000, and 8 Lawrence Road comprising 1.52 acres sold for $1,360,000.

Another change in the metrics this month…. In May 2018, the number of sold properties and total market volume were down vis-a-vis May 2017, but the median and average sale price were both up. Here are the details:

  • Number of Sold Properties –  15 in 2018 vs. 22 in 2017

  • Total Market Volume – $25,991,317 in 2018 vs. $32,274,517 in 2017

  • Median Price – $1,570,000 in 2018 vs. $1,356,009 in 2017

  • Average Sale Price – $1,732,754 in 2018 vs. $1,467,024 in 2017

In terms of year-to-date sales (through May 31), our 2018 numbers continue to be up from 2017. And again – as has been the case since March – we’ve lost ground on the percentage differentials. 2018 is still up across the board from 2017 but the gaps are lessening. That being said, we’re heading into the summer months, which are typically the strongest for sales, so we’ll see how the the metrics progress and change. Here are the specifics:

  • Number of Sold Properties –  67 in 2018 vs. 57 in 2017 – up 18% this year (it was up 49% in last month’s report)

  • Total Market Volume – $132,881,816 in 2018 vs. $86,750,217 in 2017 – up 53% this year (it was up 96% in last month’s report)

  • Median Price – $1,608,000 in 2018 vs. $1,355,000 in 2017 – up 19% this year (it was up 22% in last month’s report)

  • Average Sale Price – $1,983,311 in 2018 vs. $1,521,934 in 2017 – up 30% this year (it was up 32% in last month’s report)

There weren’t any land sales in May 2018.

April 2018 provided a bit of a change from the trend we’ve been seeing since the start of the year. Instead of being up on all counts this year vs. last, the median price was down in April 2018 vs. April 2017. All of the other indicators were up, however. Here are the details:

  • Number of Sold Properties –  15 in 2018 vs. 13 in 2017

  • Total Market Volume – $25,002,500 in 2018 vs. 19,525,000 in 2017

  • Median Price – $1,300,000 in 2018 vs. $1,560,000 in 2017

  • Average Sale Price – $1,666,833 in 2018 vs. $1,501,923 in 2017

In terms of year-to-date sales (through April 30), our 2018 numbers continue to be up from 2017. As was the case in my last report, we’ve lost some ground on the percentage differentials again, and yet these metrics are still up significantly from last year. Here are the specifics:

  • Number of Sold Properties –  52 in 2018 vs. 35 in 2017 – up 49% this year (it was up 64% in last month’s report)

  • Total Market Volume – $106,890,499 in 2018 vs. $54,475,700 in 2017 – up 96% this year (it was up 131% in last month’s report)

  • Median Price – $1,658,500 in 2018 vs. $1,355,000 in 2017 – up 22% this year (it was up 34% in last month’s report)

  • Average Sale Price – $2,055,587 in 2018 vs. $1,556,449 in 2017 – up 32% this year (it was up 41% in last month’s report)

There weren’t any land sales in April 2018.
