Weston MA Homes Sold May 2018

Another change in the metrics this month…. In May 2018, the number of sold properties and total market volume were down vis-a-vis May 2017, but the median and average sale price were both up. Here are the details:

  • Number of Sold Properties –  15 in 2018 vs. 22 in 2017

  • Total Market Volume – $25,991,317 in 2018 vs. $32,274,517 in 2017

  • Median Price – $1,570,000 in 2018 vs. $1,356,009 in 2017

  • Average Sale Price – $1,732,754 in 2018 vs. $1,467,024 in 2017

In terms of year-to-date sales (through May 31), our 2018 numbers continue to be up from 2017. And again – as has been the case since March – we’ve lost ground on the percentage differentials. 2018 is still up across the board from 2017 but the gaps are lessening. That being said, we’re heading into the summer months, which are typically the strongest for sales, so we’ll see how the the metrics progress and change. Here are the specifics:

  • Number of Sold Properties –  67 in 2018 vs. 57 in 2017 – up 18% this year (it was up 49% in last month’s report)

  • Total Market Volume – $132,881,816 in 2018 vs. $86,750,217 in 2017 – up 53% this year (it was up 96% in last month’s report)

  • Median Price – $1,608,000 in 2018 vs. $1,355,000 in 2017 – up 19% this year (it was up 22% in last month’s report)

  • Average Sale Price – $1,983,311 in 2018 vs. $1,521,934 in 2017 – up 30% this year (it was up 32% in last month’s report)

There weren’t any land sales in May 2018.

April 2018 provided a bit of a change from the trend we’ve been seeing since the start of the year. Instead of being up on all counts this year vs. last, the median price was down in April 2018 vs. April 2017. All of the other indicators were up, however. Here are the details:

  • Number of Sold Properties –  15 in 2018 vs. 13 in 2017

  • Total Market Volume – $25,002,500 in 2018 vs. 19,525,000 in 2017

  • Median Price – $1,300,000 in 2018 vs. $1,560,000 in 2017

  • Average Sale Price – $1,666,833 in 2018 vs. $1,501,923 in 2017

In terms of year-to-date sales (through April 30), our 2018 numbers continue to be up from 2017. As was the case in my last report, we’ve lost some ground on the percentage differentials again, and yet these metrics are still up significantly from last year. Here are the specifics:

  • Number of Sold Properties –  52 in 2018 vs. 35 in 2017 – up 49% this year (it was up 64% in last month’s report)

  • Total Market Volume – $106,890,499 in 2018 vs. $54,475,700 in 2017 – up 96% this year (it was up 131% in last month’s report)

  • Median Price – $1,658,500 in 2018 vs. $1,355,000 in 2017 – up 22% this year (it was up 34% in last month’s report)

  • Average Sale Price – $2,055,587 in 2018 vs. $1,556,449 in 2017 – up 32% this year (it was up 41% in last month’s report)

There weren’t any land sales in April 2018.

As the January and February 2018 numbers rocked it, so did the March 2018 figures. Everything is up on all counts from March 2017. Here are the details:

  • Number of Sold Properties –  14 in 2018 vs. 9 in 2017

  • Total Market Volume – $29,429,000 in 2018 vs. 16,012,000 in 2017

  • Median Price – $1,692,500 in 2018 vs. $1,350,000 in 2017

  • Average Sale Price – $2,102,071 in 2018 vs. $1,779,111 in 2017

In terms of year-to-date sales (through March 31), our 2018 numbers have now been up for three months in a row vs. 2017. Some of the percentage differentials, however, have fallen slightly since last month. Here are the specifics:

  • Number of Sold Properties –  36 in 2018 vs. 22 in 2017 – up 64% this year (it was up 69% in last month’s report)

  • Total Market Volume – $80,888,000 in 2018 vs. $34,950,700 in 2017 – up 131% this year (it was up 172% in last month’s report)

  • Median Price – $1,787,500 in 2018 vs. $1,334,250 in 2017 – up 34% this year (it was the same in last month’s report)

  • Average Sale Price – $2,246,889 in 2018 vs. $1,588,668 in 2017 – up 41% this year (it was up 61% in last month’s report)

There weren’t any land sales in March 2018.

We had an extremely strong start to the year in January, and the February metrics don’t disappoint either. In fact, the February 2018 numbers are stronger on all counts than those of February 2017. Here are the details:

  • Number of Sold Properties –  8 in 2018 vs. 6 in 2017

  • Total Market Volume – $12,735,000 in 2018 vs. 9,073,500 in 2017

  • Median Price – $1,680,000 in 2018 vs. $1,183,000 in 2017

  • Average Sale Price – $1,591,875 in 2018 vs. $1,512,250 in 2017

In terms of year-to-date sales (through February 28), given the stronger sales results for the first two months of 2018 vs. 2017, it stands to follow that all of the performance indicators are up this year from last. Here are the details:

  • Number of Sold Properties –  22 in 2018 vs. 13 in 2017 – up 69% this year (it was up 100% in last month’s report)

  • Total Market Volume – $51,459,000 in 2018 vs. $18,938,700 in 2017 – up 172% this year (it was up 293% in last month’s report)

  • Median Price – $1,7875,000 in 2018 vs. $1,331,000 in 2017 – up 34% this year (it was the same in last month’s report)

  • Average Sale Price – $2,339,045 in 2018 vs. $1,456,823 in 2017 – up 61% this year (it was up 96% in last month’s report)

There was one land sale in February 2018 – 0 Laurel Road consisting of 1.38 acres for $1,050,000.

Weston MA Homes Sold January 2018

All I can say is, Wow – not even close. The January 2018 numbers far, far outweigh those of January 2017. Two interesting facts to keep in mind…. First, six of the 14 properties (43%) sold at $3 million or more. Second, these figures are the result of 2017 activity. Also note that this is the only time of the year in which our monthly sold information is the exact same as our year-to-date sold information (as of January 31). So this report will be shorter and sweeter than most of the others. Here are the details:

  • Number of Sold Properties –  14 in 2018 vs. 7 in 2017 – up 100% this year from last

  • Total Market Volume – $38,724,000 in 2018 vs. 9,865,200 in 2017 – up 293% this year

  • Median Price – $1,787,500 in 2018 vs. $1,337,500 in 2017 – up 34% this year

  • Average Sale Price – $2,766,000 in 2018 vs. $1,409,314 in 2017 – up 96% this year

There was one land sale in January 2018 – 79 Black Oak Road consisting of 1.38 acres for $1,250,000.

As I said this time last year, when beginning a new year, we find ourselves pondering what it will bring – and not just from a real estate perspective. For example, how will the national and world economies fare? And what effects will they have on consumer confidence, interest rates, new construction starts, and the real estate market in general? The bottom line is that we will do what we always do – watch with anticipation and fascination. Happy 2018!
